Great environment, very clean

good place to live

HOPS is well maintained and so convenient to everything. The customer service is excellent, and the staff here is friently and very helpful. The drive-up appeal is excellent (especially with the trees lit up for the holidays).

I have lived here since April 2008 -- first in a 2BR and now a 3BR. I have always heard the Lincoln Properties were excellent, but this property has exceeded every expectation. It's more than an "apartment complex" -- it is a community of friends and neighbors who look out for one another. It's a staff that knows you by name and is always willing to go above and beyond. It is knowing you can walk at night and feel safe. It's an escape from the city yet very convenient to it at the same time. The Homes also offers recycling with trash pick-up at the door five nights a week, and other conveniences like doggie bags, sidewalks, free movies for check-out, a fitness room with a Precor Elliptical, and activities for residents. It's just an overall great place to call home.

I haven't lived here yet, but the few things I have requested maintenance on were NOT resolved with competence.

I like it. It's clean, safe and quiet. Good value for the money and has been an easier transition in between selling/buying new home than I expected. Was given a greater sense that more activities in the community would be organized and so far two since living here 6 mos and wish that promise had been kept. I've seen other communities that friends live in doing a better job to do simple things like wine tastings, bbqs, etc. Encourage the staff and rental property to do more about this in the summer as well as the fall and thru year.

It's beautiful...the gounds are perfectly kept...the people are nice and I love my attached garage....Had an issue with my tub and they brought in an outside contractor to fix it and it's AWESOME!

Me and my husband have lived here for about 1 year and will be moving to a larger unit in HOPS when our lease expires. Homes of Prairie Springs have a great staff that answers requests and questions in a timely manner. The grounds are keep in great condition (which I sometimes wonder how with the water restrictions). I love that every home has a garage and therefore the complex isn't crowded with cars. Awhile back some cars (including my husbands) and garages were broken into, but that sometimes happens, and the staff handled in very well (gave out notifications and tips). It is a large complex but isn't overwhelming due to the layout and walking trails in the middle of the complex. We love taking our dog to the dog park they have. I always feel safe when walking around the complex late in the evenings (it's very well lit at night) It seems to be mostly couples and families that live here which makes it quiet on most nights. We can here our neighbors ocassionaly (especially when they turn on thier shower in the morning) and we have had to submitt a complaint about noise, but it was handled quickly and haven't had any additional problems from that. Most units seems to have all the same fixtures and are very well maintained. The kitchens are a bit dated (white appliances and light cabnets - they are updated some units I think though), most fixtures are silver, but most doors knobes are gold, but everything works great. I haven't had any maintanance problems. The price is alittle high for us, but because we are both close to work and it fits all our other needs it's worth it. They usually give you a consession (of about 15% off the "market rate")when you first move their and then your rent goes up the 2nd year you're there(to the origonal market rate), but that seems to be the way a lot of complexes work (which I totally disagree with but there isn't much I can do about that, which is frustrating at times) We have looked just about everywhere and we are proud to call HOPS home, and would definitely recommend!

I’m extremely happy living here. The grounds are lovely. The fitness center and pools are great. I love having an attached garage, and who could complain about curbside trash pickup 5 days a week. I’ve only had one very minor maintenance request, and it was resolved in less than 24 hours. The people in the leasing office are friendly and helpful. Overall, I’m extremely happy living here. My only complaint is with the quality of the appliances. The stove, dishwasher, microwave, and refrigerator are all very low quality. As nice as this complex is, I expected better appliances. Other than that one very minor complaint, I could not be happier. I would recommend this complex to anyone.

There is nothing bad to say. The staff is amazing, especially Alberta. The units are clean and layed out just perfectly. The grounds are beautiful and well maintained. It is quiet and everyone is very respectful of each other. I had a couple of maintenance things happen and the maintenance staff were there within the hour and fixed whatever the issue was within 24 hrs. Even at 3:00 in the morning when my hot water heater sprung a leak. Just amazing!!! The only reason I am leaving is I work downtown and I am tired of the commute but I made sure I moved to a Lincoln Property managed property. They really know what they are doing!!! You just con't go wrong with them!!!

Like living in a gated community. Staff is responsive and get things done quickly.

I enjoy living here for a variety of reasons. The grounds are well-maintained, it's quiet and friendly, and the apartments are kept in good condition. It has a very neighborhood feel to it.

We love living at HOPS. Our apartment is spacious and up-to-date.The bathrooms are HUGE. My favorite thing is the garden tub.Our kitchen is also very large and well laid out. The maintenance is good/prompt. The staff is really friendly and helpful. The grounds are nice and well-kept. I love all of the sidewalks throughout the property. It makes for a nice evening walk. The gym is also fantastic. We work out several times a week and are able to get a full cardio and weight workout in the gym.There is a variety of workout equipment so we can switch things up too. It's a very care free place to live. It feels more like a community than an apartment complex.

Overall it is a nice property. Rent is too high for the product offered. (older applicances, fixtures and so forth) AC units are old and need to be updated. The staff at HOPS is very friendly.
